Area in Valuation Report

In many HDB units, the owner purchased the recess area. In the valuation report, there was the sqm of the floor area, and lines below the sqm of recess area. Q: is the recess area sqm inclusive in the sqm of floor area? Or do we add them up to get total area? (In the HDB web transaction price, it only show the floor area => inclusive?). Thanks.
