will any agent take 1% if i sell my flat instead of 2%?

we bought a flat 7 years ago with HDB grant. do we need to pay any fee to HDB when we sell? Once the unit is sold, what is the maximium grace period to move out? how long is the valuation period?

    Hi,

    You pay 1% commission to sell your flat for slightly more than the market value ? You save around $1500 (for a $300K flat for eg.) but do you know that you may fetch $10k more in the sale if you pay 2% ? Try another agent who takes 2% and see what will happen.It's not about the complain that one may get but it's the money that u pocket at the end. Do the calculation wisely. U save on one side but u lost big at the other end.Try to pay the same agent 2% and see what he will do for you, selling your flat cheap n fast that u think is worth? Think again.

    Hi,
    All the agent here all trying to giving resons why they are not going to accapt 1%.
    They will tell u "cannot protect your price", "wll not do his job fully"....But all this are excuses.
    I just sold my HDB with a agent willing to take only 1% + GST. He did sold my house within 2 months, I can say that the price is slightly above the market value at that time. It is very easy, u just do research on the selling price around your house and just demand that the agent sell in this price that u are comfortable. So far so gd, I got no complian, 1% is a lot save.

    HDB Conveyancing Fees* A) For Transfer (based on Selling Price)
    First $30,000 - 13.50 cts per $100/- or part thereof
    Next $30,000 - 10.80 cts per $100/- or part thereof
    Thereafter - 9 cts per $100/- or part thereof
    Subject to a minimum fee of $20/-

    B) For Mortgage (Based on Loan Amount)
    First $30,000 – 13.50 cts per $100/- or part thereof
    Next $30,000 – 10.80 cts per $100/- or part thereof
    Thereafter - 9 cts per $100/- or part thereof
    Subject to a minimum fee of $20/-
    Note :
    i) For a buyer taking an HDB loan and HDB represents the buyer in the ..refer to www.hdb.gov.sg

    HDB fees tend to be low, nothing to worry however resale levy if you wish to buy another HDB is 3 room $30k,4 room $40k and 5 room $45k.Valuation report takes 2 weeks. Once the unit is sold you have to hand over the keys, however you can ask your agent to request the buyer to give you 2 weeks to move out.For 1% agent . You can save even your 1% if you know how to use ST701.

    Hi,

    I believe you may be concerned about the resale levy as well. If you are not buying a new flat from HDB, then you need not pay the resale levy. If you are buying a new flat from HDB, the resale levy depends on the flat type, 3 room ($30K), 4 room ($40K) and 5 room ($45K).

    There is a financal plan for sellers that would make clear all other fees involved to help you derive your net sales proceeds.

    If you are seriously selling your property, most importantly is to find a professional agent who can sell your flat at high price in the shortest time possible, so if an efficient professional agent who can sell your property at the highest possible price in the short period of time, is a 2% commission mean much to you?
