Commission for Property agents.

jesslinhwGenerally,Commission to the Seller's Agent is 2%;Buyer's Agent is 1%.In fact,the government had recommended in the S'pore Government Gazzette dated 22/02/74 that a minimum commission be payable
By "Paying a bit" seems to be saving costs,but the commitment level may reduce & he/she might NOT network with other agents & may result in selling the property much slower.
Selling by your own is open to all agents to market your property,but they are not obligated to spend time, $ & effort to sell your house as no commitments have been made.Their policy is to wait for any offer by a buyer.The disadvantage to the seller is that a considerable period of time may lapse before the property is sold.The control of price is lost as agent may resort to undercutting prices.
By appointing the right housing agent is the only way an agent can serve the seller properly as the seller have the right to demand proper attention in the marketing of the property.

The market rate is 2% of the sales price for sellers and 1% for buyers.
Work done by agent will depends on individual's commitment level. Basic will be to market the property and to qualify the buyers.
However, most properties are sold by agents. Thus, by marketing on your own, chances are you can only sell to direct buyers as some agents won't be willing to bring buyers to you if you aren't paying commission to them.
By selling on your own, you can save on commission but you will have to spend on advertising. You will also have to do the paperwork on your own and you might not be able to determine if the buyer has the means to purchase your house. Thus, you have the risk of your case not being able to be processed by hdb which will result in loss in opportunity cost.
